Curbing the Problem?

Whilst being a keen traveller, recently whilst popping into Sheffield for a day to visit friends, I had the worse time driving around the streets of Sheffield for places to park. Seems as Sheffield is now in the process of a facelift and total regeneration of its streets and roads, side street parking is becoming ever harder to come by.

Sheffield has been trying hard to tackle the high volume of cars parked on residential streets. That is why Sheffield City Council have introduced permit parking schemes to curb this problem, excuse the pun.  This is very much welcomed and praised by local residents who live in these areas. Although only a few areas in Sheffield have it, places like Sharrow Vale, while Crooksmoor and Broomhill will soon be enforced. The only problem around those areas is the high number of business located in these areas and the high volumes of cars these businesses bring with it. Before the scheme came into effect, cars would be roaring their engines from the early hours to park on these ever so popular side streets as its only short distance walk to their place of work to town centre or the local tram stops.

One distinct advantage is that homeowners around those areas will have a good chance of parking near their homes and reduce cars obstructing their driveways or paths ways. In a recent survey it has been pointed out that one of the key factors with buying a new home is the availability of a parking space. But this benefit comes at a price, so for those homebuyers planning on moving into the area is wary that your first vehicle can cost from £36 and an additional vehicle costs £72 every year for residential permits. We must remember these may change every year according to inflation.  Owning a vehicle has always been an ordeal in terms of expenses to actually keep one running but with parking schemes in place, residents are feeling the pinch in their pockets as well as petrol prices. With this additional cost when buying a new home it could reduce the value of the property in parking schemed areas. While the scheme was originally designed to reduce volumes of cars and give property owners their parking spaces back it could actually have an adverse affect for potential buyers.

Sheffield is undergoing a huge transformation, developers and businesses are investing heavily, on a city based on knowledge and technology, where culture and services are thriving. Travelling round the busy streets of Sheffield, we may have all noticed cranes and impressive high rise buildings across the Sheffield skyline. Sheffield is very popular among businesses; all these new buildings are creating new business in the area, which means more money ploughing into Sheffield’s people and further job opportunities. With all the essential amenities right in the city centre, such as Ponds Forge International Leisure facility, Crucible famous for its World Snooker, one of Europe’s largest shopping centres Meadowhall, Ice Sheffield for all you ice skating/ ice hockey fans, English institute of sport have invested into Sheffield as one of the major sporting Cities in the UK, where they have invested in a huge gym, and a brand spanking new building with excellent leisure and entertainment facilities, everything to accommodate all your sporting needs. I have also been into this building and I must say I have been profoundly impressed by the facilities, it is certainly world class.

As you enter Sheffield City Centre, there are a number of new developments under construction. What used to be a disused car park has now been transformed to one of Sheffield’s finest office blocks. This is known as the Gateway Grade A Office Blocks, Parkway, which is situated in a superb location in the heart of the city, just off the busy Park Square roundabout within close proximity to Victoria Quays where a number of extremely reputable companies are already well established there such as Hilton Hotels and HBOS to name a few.

These office blocks will consist of 5 floors, taking in the breath taking views across the city, just imagine having a hard days work and then to take in the view of this beautiful city all your problems will just drift away. All of these companies are within easy access to the transport links, as there are very good motorway links for businesses as Sheffield is in the bang in the middle of the UK it is within easy access from all borders of the UK, there are also super trams, trains and frequently running buses. The rest of the development will provide quality homes for students and professionals. With a rise in student numbers every year and highly educated professionals carving a career, they will have very keen interests in addition landlords and first time buyers will all be competing for this incredible development.

Copthorne and Millennium Hotel Development at Bramall Lane

Sheffield united announced this week that they are teaming up with Millennium and Copthorne Hotels group for a development at Bramall Lane. They are planning to build a 149 bedroom, four star hotel. The development is set on the cherry street junction at the back of the Westfield. The hotel is set to be completed in the autumn of 2008 and construction to begin as early as the New Year. The multi million pound eight storey hotel will also include a restaurant, executive’s suites and a gym.

Also this hotel will be the first copthorne hotel in Yorkshire. The millennium and copthorne hotel group is an international company with a portfolio of hotels around the world. Copthorne has many hotels which include the likes of Copthorne and millennium hotel at the Chelsea village and the copthorne and millennium hotel near the Manchester united ground.

The rent a home Sheffield team believe that the hotel will bring a huge boost to the area while the hotel will also boost tourism due to the fact of new 4 star accommodation at tourists disposal. We believe that Sheffield is slowly starting to develop as a city, from the regeneration project and the interest of developers around the world it shows the potential the city has to offer and we believe this is the catalyst or chain reaction if you will needed to give Sheffield the boost it needs. As the developments get completed, more and more will be planned for the near future until Sheffield starts to look like Manchester or Leeds. If Sheffield is to achieve city status on par with Leeds or Manchester, City houses and city property are bound to increase up to 75% and some maybe even more. £91 Million Makeover For Meadowhall

Meadowhall is having the biggest revamp in its 16 year history. More shopping space is being created by adding a floor to the former sainsbury unit. They also have a major refurbishment programme which is being rolled out on the mall floor. The regeneration project has a price of £91 Million pounds. Meadowhall centre director Mohammed Dajani said: “We have invested heavily in this programme and the extensive plans are impressive to say the least” planning rules designed to protect town and city centers currently restrict out of town shopping developments from expanding externally but the changes at Meadowhall involve reshaping an existing unit to create an extra 60,000 sq ft. of retail space.

Two floors are being fashioned in the former sainsbury in the market street area, which will be occupied by Next and Primark, both trading over both floors.

Fashion retailer Primark, who are new to Meadowhall, will open a 73,000 sq ft store selling ladies wear, menswear, childrenswear, accessories and home wear. The reconfiguration which involves a new mall walkway, glazed atrium, cafe, staircase and lift, is due for completion by next summer. Meanwhile, the next phase of a refurbishment programme includes the installation of a mall cooling system, new seating and architectural changed to “open up” the malls so that they look and feel brighter.

Mr. Dajani said: “We are at a very exciting time in Meadowhall’s history and the centre is going from strength to strength.” It has also been “another fruitful year”, with national and international awards, “all high-lighting the fact that Meadowhall is one of he best shopping centers in the country. But we don’t want to sit in our laurels.”

Owners British Land will be aware of the competition that will be provided by the £500 Million New Retail Quarter in the city centre that will be anchored by a new and bigger John Lewis store along with 100 new shops. The company also owns other land in the east end of Sheffield and, wit the government restrictions on additional shopping space, is looking at developments such as offices and car showrooms as well as the proposed super casino through its partnership with MGM Mirage.

If all these regenerations projects are to go ahead, Sheffield stature of a shopping destination will rise, as a result of improvement to Meadowhall and the city centre, to help stop local shoppers heading for places such as Manchester, Nottingham and London.

Sheffield’s Pre-Christmas Slump

Its that time again and Christmas is drawing near. Even with the increased renovation projects in Sheffield and new property developments on Bramall lane. Property prices in Sheffield have only risen by 0.3% between September to December 2005. Even though there are plenty of properties which have seen no price movement at all and some are even experiencing a price drecrease.

Personally I don’t believe that this is a isolated case. The UK property market has generally slowed down and Sheffield is following suit. The usual Christmas slump is here but overall property prices are generally still increasing in Sheffield. People are still out there in the market looking for properties but as there is less competition for properties during this period, home owners are accepting offers either on or just under the asking price. The first time buyer market in Sheffield is still fairly strong but the family property market has flat lined but should recover during the new year period. However correctly priced properties can and will sell with ease.

• South East Sheffield (S12 and S13) has experienced the greatest over quarterly price increase of 2.3%

• Hillsborough experienced an overall quarterly price decrease of 1.5%

• 4 Bedroom modern houses in Hillsborough have suffered a price decrease of 4.2% this quarter

• South East Sheffield has seen the greatest price increase of 12.9%

• The lowest price increase was 3.7% which was experienced by Dronfield

• 4 Bedroom modern houses in south east Sheffield have seen an annual increase of 17.4% which 3 bedroom modern houses which are at 15%

Dream Home… If you’re a Blade’s fan

If you’re local to Sheffield you may know that the final phase of the £30 Million development at Anchor Point on Bramall Lane was opened this Thursday just gone. It was opened by Neil Warnock, Sheffield United Manager. Fairly appropriate as he and his premiership team would likely become your neighbours if you were to live there in the near future.

So what does this mean?

It means property value increase!!! With the scale of the development and investment at Anchor point, it will have attracted a lot of media attention on Sheffield in general. We believe that this is one of the little pushes Sheffield needed for the “snow ball effect” We believe that this maybe the start to Sheffield becoming a dominant business city on par with the likes of Manchester, Leeds and Birmingham. Sheffield is receiving huge amounts of investment and interest not only from the property development industry but from the Government as well. As you know the huge renovation project in Sheffield is Government backed, the renovation also includes the rebuilding of the train station, we will talk about the renovation of the train station in a later post. We believe within 10 years time Sheffield will be a vibrant, dominant city and will play a major part of the UK’s economy.

The £30 Million investment at Anchor Point, Bramall Lane will have great effects to the surrounding areas of Bramall Lane. The investment into the development will surely increase the value of nearby properties. We also believe that the insurance rating of the area will decrease, from a high risk area to a medium/low risk area. We believe that if the manager of Sheffield United and his team move into the area (as stated in newspapers locally) then due to the nature of the people staying their, security and police presence would increase. As insurance ratings drop, property value increases as properties are deemed more desirable due to the decreased risk on ones property. This would also increase the renting price in the local area, again due to the increase of desirability of one place.
